Our home buyer roof survey is a systematic inspection of everything that affects the roof's condition. We check the slates and tiles, looking for broken, slipped or missing units and signs of poor previous repairs; the leadwork and flashings around chimneys, abutments, parapets and valleys; flat roof coverings including felt and asphalt; and the gutters and drainage that keep water away from the building.

We also look at areas that standard surveys often miss: roof ventilation, which prevents the condensation that can lead to timber decay in the roof space; evidence of leaks, such as staining, damp or degraded felt under the covering; and signs of structural movement, including sagging ridges, distorted roof lines and cracks around gable and party walls. Where safe access allows, we inspect the roof space itself to check the condition of the timbers.

The best time to arrange your roof survey is as soon as your offer has been accepted and access has been agreed, before exchange and ideally before any deadline for renegotiating the price.
